Do I need council approval?

Many people are unsure about seeking council approval for granny flats. Todd Devine Homes will handle all building permits, however you may also need a planning permit if there is an overlay (such as a heritage overlay) or restriction on your property. This permit may incur an additional fee.

Planning Permit.
Should you need a planning permit Todd Devine Homes can submit on your behalf. This incurs an additional cost reflecting your council requirements, including their own permit fees which differ from council to council.

To obtain council approval we will require a copy of your Certificate of Title. If you don’t have one, you can obtain it from www.land.vic.gov.au for $14.30.

Is my unit transportable?

We ensure your unit is constructed to your local council specifications. As transportability then depends on the accessibility of your site, we can do one of the following: 
  • Build on site in metropolitan Melbourne.
  • Build on site as a transportable in metropolitan Melbourne.
  • Build as a transportable and install on your site.

What about invalid or disability considerations?

We’re very experienced in incorporating personal requirements in our designs, including:
  • Grab rails in bathroom and toilet areas.
  • Wider doorways.
  • Wheel chair adaptations, including lower benches and in situ style shower.
  • Ramp entry.
  • Non-slip flooring.

Do we need to comply with 5-star energy rating?

From August 2007, all new buildings for residential purposes must be 5-star energy rated. We allow for this in our quotes, and our consultants and designers can advise you about the options after your site inspection. These may include:

  • Double glazed windows.
  • Upgrade of insulation.
  • Sub-floor insulation.
  • Ventilation and cross ventilation.
  • The orientation of your unit.
  • The impact of over-shadowing.

What about a rain water tank or solar hot water system?

Following legislation of September 2007, your property will require a solar hot water system or rain water tank with pump that is connected to the toilet.

Who connects the services?

We can organise this for you, and allow a provisional sum within our quote for connections of water, storm water, electricity and sewerage. Actual costs for connections are confirmed after quotes are received from prospective contractors, then we adjust the provisional sum.

Do you offer free site inspections?

Site inspections are free within the metropolitan area, because this is the most accurate way to advise you on design considerations and the best site position. This is a valuable time to discuss any queries relating to the design and conditions that may affect positioning.

What about soil tests?

Soil tests indicate the type of soil conditions, the length of stumps required and whether there are any problems with the site.

What is the construction time?

Anticipated construction time will be determined before you sign the standard Housing Industry Association contract. Generally, it’s around 10 to 12 weeks after permits, contracts and a deposit are finalised.
