New Residential Zones For Victoria

Thursday, October 02, 2014

The zoning system used for all land in Victoria is about to get a major shake-up, with existing Residential zones 1, 2 and 3 being deleted and replaced with the ‘General residential’ zone, ‘Residential Growth’ Zone and the ‘Neighbourhood residential’ zone.

Local councils have until the 1st of July to implement the new zones, with The City of Glen Eira and The City of Greater Dandenong having already implemented the zones.

The effect of the new zones is to create clearly defined areas for development and to restrict development in areas not desired by council. In real terms residential development will become more difficult to realise because of an anticipated overuse of the ‘Neighbourhood residential’ zone. Development in this zone is restricted to single dwellings and dual occupancies. Building height is also restricted at 8m. At the other end of the spectrum is the ‘Residential Growth’ zone which gives clear preference to medium density developments and increased housing. Developments of up to 4 storeys or 13.5m are likely to be supported and certain applications may be denied a permit because of perceived under-development. Land earmarked for the ‘Residential Growth’ zone is likely to be restricted to activity centres, close to train stations and the like.

You can find more information on changes to residential zones at

So picking carpet this week?

Let’s Talk COLOUR

We all love a splash of color but let’s find a way to use it to your advantage. Solid colours I know can be a bit daunting but it’s all comes together when using a little trick called CONTRASTS. Over the next couple of weeks we will explore the use of colour and applying contrast to achieve harmony in any room.

Each week we have a featured product and give you a brief description on the specifications of that product.

So any questions please come on down to our newly renovated show room for a chat!

A&L Double Glazed Windows

Double Glazed Windows, Do They Really Make A Difference?

Thursday, October 02, 2014

In short, hell yes! The glass in your windows can account for up to 40% of heat loss during winter and heat gain during summer. Choosing to stick with standard single glazing is a bit like using an esky, but keeping the lid slightly open, it will still do the job… just not very well.

Australia is somewhat behind in the glazing department, with most of Europe and the US utilizing double or even triple glazing as standard. We are picking up some serious momentum down under though, which makes selecting double glazing a smart move – not only for your own comfort, but also for the resale value of your home.

L’s double glazing solution has the added benefit of argon gas, which is injected between the 2 pieces of glass, for further insulation.

Lifestyle Communities in Victoria

Lifestyle Communities - Living It Up In Luxury

Friday, September 19, 2014

What a relief to see the development of over 55 Lifestyle Villages here in Victoria. Their progress over the last 8 years has been nothing short of amazing, largely due to a company called Lifestyle Communities.

Lifestyle Communities currently have 8 villages in progress; the facilities on each development are first class. They include things such as bowling greens, tennis courts, heated indoor swimming pools, spas, gymnasiums, libraries, pool tables and table tennis tables, the list is truly endless.

I was walking though the village at Cranbourne just prior to Christmas and had a chat with a gentleman living there and during our conversation, he made mention that his GP believes that his move into the village had added 10 years to his life. He now plays golf once a week with the other residents, he grabs the paper each morning and reads it in the community centre with a coffee and he’s always got someone to have a chat with, what a way to start your day!

What has always struck me to be one of the most fantastic things about Lifestyle Communities, is the passion in which the founding directors always insist that any decisions which may affect their residents, is made with their residents as their number 1 priority.

Do yourself a favour, go on their websiteand see for yourself!

Cost Effective Foundation Systems

Friday, September 19, 2014

Helical Piles provide the performance without the high mobilisation costs and liabilities of driven or auger-cast piles and drilled shafts. This time saving and cost effective foundation solution can be designed & tested for applications in expansive soils, sites with high water tables, fill areas, and other sites where unstable soils require specialized support. We have been using screw piles under our homes since late 2007 across a various range of applications with excellent results.

All piles are required to achieve a torque capacity as per design engineer drawings, this torque is recorded by a built in means of quality control, providing quality & accuracy throughout our projects.

Advantages of Screw Piles & Piling Systems

  • A fully engineered certified solution to eliminate poor soil conditions. (Every pile installed is recorded with the load achieved to determine that the appropriate strength has been reached)
  • Quicker than other methods. (you can install up to 100 screw piles in a single day)
  • No soil removal needed.
  • No hammer noise or vibration causing potential problems for surrounding properties
  • All weather installations
  • Building works can proceed immediately. (No waiting for concrete bored piers to cure)
  • Removable. A great solution for modular / relocatable housing

“I have no hesitation in recommending Steve Hassett from Foundation Technologies www.foundationtechnologies.com.au

He is very knowledgeable & professional in the area of building foundation systems. We have been fortunate to have utilised Steve's expertise on a number of challenging projects with excellent results”.

Environmentally Friendly Home Design For A Difficult Site

Friday, September 19, 2014

When we were contacted by a client who had a very specific design in mind to be built on a difficult site, James our draftsman certainly had a job on his hands.

After working closely with the clients for almost 2 years, we were able to deliver the good news that we could build them the design they were after and within budget.

Needless to say, we now have happy clients living in their dream home that stays warm in winter and cool in summer and is visually unique.

We're looking forward to working with these clients again this year, who are currently deciding on a design for their investment property.

  • Bob and I would like to thank you for our beautiful new home

Demolishing and republishing which we thought would be daunting, was made so much easier when we were recommended to go through your company. We asked and you delivered!

In particular, we would like to thank James for his expert advise - Scott Tobias who has been exceptionally helpful to us when we didn't understand certain aspects and promptly addressed any issues that we encountered - and Pat who managed our account with great skill( I am sure it was a challenge at times!)

Once again many thank Todd and we will be use that happy to be a reference for your company.
