Todd Devine is a company built on quality service and customer care. We understand that your new home is a major purchase and we want you to be comfortable and informed throughout the entire process.
With 20 years experience, we’ve got our processes down to a fine art. We take pride in them. And our attention to detail really sets us apart. Everything we do is designed to make the journey as enjoyable and stress free as possible.

STEP 1
Getting Started
If you think a Todd Devine home may be right for you, the first thing to do is request a brochure or give us a call to discuss your needs. Our brochure contains a full choice of designs that you can review at your own leisure. And our friendly staff can answer any specific questions you may have. From here, you can begin short listing preferred designs.
If you’d like to inspect one of our homes before making a financial commitment, you’re welcome to visit our display homes in Bayswater.
Once you’ve made a final decision on the design, we’ll put together a written quote for construction and installation of your home. We’ll send the quote out to you and one of our friendly staff will follow up to discuss all the items outlined. They’ll be able to answer any questions you may have in relation to pricing and inclusions.
You’ll be happy to know that Todd Devine Homes include many features as standard that other companies charge extra for, so this is where our value shines through.
When you’re happy with the quote, all you have to do is put down a preliminary deposit* to get things underway. We’ll then organise the site inspection and soil testing as well as request property information from your council. These can sometimes affect the final price. Once we have all the relevant information, we can determine if there will be any additional site costs. We will then send you a written cost breakdown for your approval.
If council planning approval is required, you will also need to pay the planning application fee* upfront and wait for a response from council. That can take anywhere from 3 to 6 months, or longer. Once approval is received, a partial credit for the working drawings will be applied to the contract total.
*Please Note: The preliminary deposit & planning application fee is required upfront and is non-refundable. Once the job has progressed to contract stage, the preliminary deposit will be credited towards the deposit amount due. If planning was applicable, a partial credit for the working drawings will be credited towards the total contract value.

Your Personal Touch
Step 3 involves making decisions on colours and finishes. This is a really exciting time for most of our customers as they begin to see their new home taking shape. Our in-house design and colour consultants will assist you throughout this process. They will work closely with you to ensure you get a look you love. Once this process is finalised, a full set of drawings & specifications are undertaken.
Once the full specification for the home is completed, the contract and drawings need to be signed along with a 5% deposit paid. On receipt of the deposit, Todd Devine Homes will apply for a building permit. This generally takes a couple of weeks but it can vary. Once this permit is granted, the job is given the go ahead for construction. Our supervisor will then contact you and give you an update on the project timeline so you can start planning the move.

Signing Your Contract

Construction
Prior to installation or construction beginning, our site supervisor will contact you to let you know a specific date. Build time is generally between 16 -18 weeks depending on weather factors and site conditions. Our Supervisor will be your key point of contact and keep you updated throughout this period. If there is anything you need to know at any stage, feel free to call.
When the big day is near, our Supervisor will make a suitable time with you for handover. At handover, the Supervisor will take the time to walk you through the property and show you how everything works and functions. This includes things like appliances, mixers, locks as well as heating and cooling. If at this time there are any issues with finish quality, these are marked up as defects for correction. When you’re completely happy with everything, final payment is made and all defects are fixed prior to the keys being handed over. Then you’re free to sit back and enjoy your beautiful new home.
